San Mateo services real estate statistics show a drop in median prices during January and February
According to the very detailed presentation by Leslie Appleton-Young, C.A.R. Chief Economist, during the February 17 "Future of the Housing Market and Real Estate Technology" conference, the San Mateo County housing market should be headed toward a good spring uptick, as the worst of the current recession is behind now. Her prognose seems accurate since there has been noticed an incresed activity in San Mateo services real estate, and in San Carlos and Pacifica.
In January the median price for a single-family home in San Mateo services real estate dropped 18% to $587,500 from $719,500 in December 2010. The sizable decrease in median price might be due to the sales volume for the County dropped to almost a half from December to January, from $357,471 to $182,470. There were no closed sales in Redwood Shores in January and in Belmont was registered a $200,000 drop in median home price.

At the beginning of this new year like any other professionals, as a Realtor San Francisco Bay Area I'm looking to the lead indicators of the economy to try forecasting where the real estate market is going this year. Lawrence Yun, National Association of Realtor's chief economist, said in a statement, "Modest gains in the labor market and the improving economy are creating a more favorable backdrop for buyers, allowing them to take advantage of excellent housing affordability conditions. Mortgage rates should rise only modestly in the months ahead, so we'll continue to see a favorable environment for buyers with good credit."
Based on these premises, in its latest real estate and economic forecast, the National Association of Realtors anticipates that sales of existing homes, after falling 4.8 percent in 2010, will rise 7.9 percent this year, to 5.3 million, and another 4.5 percent in 2012, to 5.53 million. After Bay Area sales declined for four of the five previous months, numbers showed an uptick in December, with a month-over-month increase in five of six Bay Area counties.
